A historic retail building at the intersection of five streets in the Heights, acquired in early 2020 as WCP's second project. The property sat at the convergence of 20th Street, Studewood Street, Main Street, and Cavalcade Street, giving it exceptional visibility and foot traffic in one of Houston's most active inner loop neighborhoods. The building had good bones and a longtime community tenant already in place.

WCP renovated the building with a focus on preserving its original character while modernizing the space with updated materials and finishes. Studewood's Barber Shop, a 21-year neighborhood institution, signed a long term lease to stay. WCP then filled the remaining spaces with tenants that matched the spirit of the block, including School of Rock, Kalos Eidos Wild Blooms, and a barbershop, along with a locally commissioned mural designed to become a Heights landmark.

742 E. 20th St. is a fully leased multi-tenant retail center that honors the history of its building while serving a new generation of Heights residents. The project reflects WCP's belief that good ownership means finding the right tenants, not just any tenants, and holding assets that become a permanent part of the community.

742 E. 20th sits at the juncture of North Main, Studewood, and East 20th, a three-street convergence that's hard to replicate in any Heights infill site. But the building had been largely neglected by its previous owner. Roof replacement needs, structural and termite issues, outdated storefronts, and a tenant mix that didn't reflect the rapid neighborhood transformation around it.

Comprehensive structural and aesthetic redevelopment first; then a deliberate re-tenanting to a lineup that reflects the post 2020 Heights, pedestrian driven, neighborhood focused, and aligned with the surrounding residential demographic rather than commuter retail.

The repositioning created a modern, appealing retail center that serves the area's growing residential population and active pedestrian environment, anchoring an awkward three-street intersection as one of the most visible retail addresses in The Heights.
