A former Mexican restaurant on North Shepherd Drive in prime Garden Oaks, acquired in 2020 with an expired lease and a building in need of significant renovation. The property sat in one of Houston's most desirable inner loop neighborhoods, surrounded by strong residential demand and a walkable retail corridor.

With the lease expired, WCP had full control to reimagine the space from the ground up. The building was renovated inside and out, transforming a dated restaurant into a fresh, market-ready retail space. WCP then placed Sao Lao Cafe, a Thai concept, as the incoming tenant, bringing new energy and neighborhood relevance to the corner.
